We then apply our intimate knowledge of market trends, as well as our gut instinctan instinct carefully honed by almost 30 years of experiencebefore acquiring a property and determining its best use by anticipating the needs of retailers in ever-changing market conditions.
Entitlements
The secret to securing approvals from local governments on zoning, planning and other issues is to create projects that will enhance their communities. Our management team (which includes individuals who have served on planning commissions and/or consulted with village governments) understands and delivers what local officials are seeking.
Site Planning
Mid-Am seeks the highest and best use for any property, but enhances that perspective with sensitivity to the needs of the community and the project's end-users. In site planning, this means emphasizing such details as ingress and egress, parking, traffic flow, visibility for retailers and privacy for residentsthe practical characteristics that allow the finished project to truly serve its intended purpose.
Design
At Mid-Am, we have a strong commitment to developments that bring value to their communities through designs that are both efficient and attractive. While we use a wide variety of outside architects, it is this vision of combining functionality with timeless design that directs every detail of their work.
Finance
A vital part of our commitment to service is the financial know-how of the Mid-Am team. Experienced at raising both debt and equity financing, we understand development finance from the perspective of both the lender and the developer. Our team members have put together hundreds of conventional loan packages, as well as municipal financing proposals. We also have a wide network of investors interested in partnering on specific developments.
Construction
Mid-Am manages every project from ground breaking through completion. We oversee bidding, value engineering and pre-construction due diligence.
